When will tenants be able to move into Evergreen Court?

Currently, we are optimistic about commencing tenant move-ins at Evergreen Court in August or September of 2024. We first need to obtain an official occupancy permit from City Inspectors and our contractor.

Is Evergreen Court a non-smoking building?

Yes, the new Evergreen Court will be a smoke-free building. All tenants and their guests will be required to smoke off the property to ensure the property maintains a smoke-free environment for the enjoyment of everyone.

Are all rooms equipped with air conditioning?

Yes, all rooms will have a heat pump installed that provides air conditioning to each room. The unit will also provide heat during the colder months.

As an example, if I move-in on August 15, 2024 will I be responsible to pay the entire months’ rent for August 2024?

For tenants who are moving into Evergreen Court during a specific month, your rent will be adjusted proportionally to cover the period from your possession date until the end of that month.

When can I make an appointment to see a suite at Evergreen Court?

At present, the building is designated as a construction zone. We are aiming to host an Open House tentatively in late July 2024; however, this is contingent upon our ability to safely grant access to visitors inside the building. This will be confirmed and posted on the web site in early July.

Are pets allowed at Evergreen Court?

Unfortunately, pets are not allowed at Evergreen Court.

Are the suites equipped with a washer and dryer?

All suites at Evergreen Court have been furnished with hook-ups for a washer and dryer. This allows residents to bring their own stackable washer and dryer. Prior to operating them, a staff member will inspect the connections to ensure they have been installed properly. It will be mandatory that all washers have braided hoses.

If I don’t have a washer and dryer, are there laundry services at Evergreen Court?

On each of the four floors, there is a dedicated laundry room that will be equipped with a washer and dryer. These machines will be accessible through laundry cards or operated on a mobile app on your phone. The cost for each washer or dryer load will be $1.50.

Do the suites all have a dishwasher?

Yes, all suites have a dishwasher installed.

How large are the suites at Evergreen Court?

Suite sizes differ based on their individual configurations. With that in mind, here are the average square footage for a studio and one-bedroom units.

Will there be parking stalls available for tenants?

Evergreen Court has a limited number of parking stalls. A few parking stalls will be available to tenants in the secured underground lot. The parking fees for a gas vehicle will be $40.00 per month and a parking stall for electric vehicles will be $65.00 per month.

Are Electric Vehicle chargers available at Evergreen Court?

Yes, each parking stall has been designed with rough-in power supply to enable us to add EV chargers at Evergreen Court as required. When we have confirmation that a tenant requires an EV charger, will we complete the installation. For those using an EV charger, there will be an additional monthly fee to pay for electricity.

Are all tenants required to have tenant insurance at Evergreen Court?

Yes, it is a term in the tenancy agreement that all tenants residing at Evergreen Court will be required to purchase annual tenant insurance and maintain this during their tenancy.

Are barbeques allowed on the patios and decks at Evergreen Court?

Sorry, barbeques will not be allowed on patios or decks.
